Our development background has afforded us the opportunity to touch every aspect of a project from concept, through entitlement and execution and into operations. This has positioned us well to take the lead on projects or assets for institutional clients, land owners and even developers to manage their assets through development, during operations and in some cases receivership.
Our construction division was formed with the same core values of honesty and transparency to support our development and asset management divisions. With the vertical integration of our construction division we are able to provide a high level of service and expertise to our partners and clients regardless of whether or not we are acting as general contractor or construction manager.

Brian has worked on mixed use, commercial and residential development projects in the Northern Nevada and Northern California regions for the past 11 years. Brian is responsible for P|8 acquisitions, asset management, land planning and project entitlement. Brian currently oversees asset management for Constellation Residences Northstar, project design and entitlement for a 6-acre mixed used redevelopment project on the north shore of Lake Tahoe, land use and construction management for a 56-unit residential community in Truckee, and principal development of a 44-unit planned community in Zephyr Cove, Nevada. Prior to P|8, Brian led all aspects of project planning, design and entitlement of the 16-acre mixed-use hotel and casino resort in Crystal Bay, Nevada. He was also the development manager for a 57-unit residential community in Incline Village, Nevada, where he oversaw design entitlement, permitting and construction management. Brian began his career in real estate with the founding of Signature Destinations a fractional destination club where he led corporate and property operations. In addition to development, Brian has experience in the areas of capital raise and due diligence/underwriting services including project feasibility and financial analysis. Since 2007, Brian has successfully raised over $86 million in debt and equity for commercial and residential projects. Prior to his career in real estate development Brian was a manager at Procter & Gamble and GE Commercial Finance. Brian received a bachelor of science in Chemical Engineering from Cornell University and a Masters in Business Administration from the Kellogg School of Management at Northwestern University.

Hayes graduated from the Burns School of Real Estate and Construction Management within the Daniels College of Business at the University of Denver with a degree in Real Estate Finance. Hayes began his career with Greystar Real Estate Partners as a Financial Analyst, Asset Manager and Development Manager. At Greystar, Hayes managed the execution completion of 526 multifamily units valued at $90 Million. Over the past twelve years, most recently as Director of Development for Mountainside Partners (formerly East West Partners - Tahoe), Hayes served in a leadership role within the team charged with the master planning, entitlement, design and development of an innovative new mixed-use base village, 1,450 on-mountain residences and a Ritz-Carlton hotel within the Northstar California resort. During the time with East West Partners/Mountainside Partners, Hayes either oversaw or played a key role in over $850 Million worth of infrastructure, residential and commercial development plus Hayes helped lead the issuance of $115 Million of municipal infrastructure bonds to fund the on-mountain infrastructure. Hayes' focus includes leading all aspects of project delivery including land use approvals, design, permitting and construction.
